Booking Policy

Woods Inn 1894, LLC.

  1. Cancellationmodification, or change policy; cancellation with more than two weeks notice is eligible for the amount of the total transaction to be transferred to a Woods Inn e-gift card minus a 10% fee, there are no cash refunds. E-gift cards are subject to availability and blackout dates. E-gift cards must be used within 12 months of issue. It is your responsibility to use the e-gift card within 12 months of issue, no reminders will be sent by The Woods Inn. Once you use the E-gift card towards a new booking, those funds/credit will not be eligible for another e-gift card if that transaction is cancelled. No e-gift card refunds or credit issued for any booking cancelled within 14-days of the check-in date. This includes bookings that are made last minute (within 14-days of the booked stay). Reservation modifications, cancellations, or changes are subject to a 10% change fee. The fee is based on the total transaction amount. Any reservations cancelled within 14 days of the check-in date are non-transferable or refundable. 
  2. Reservations must be paid in full 14 days prior to the booking check-in date. Any reservations made within 14 days of the check-in date must be paid in full for the reservation, without exception. Any reservation made outside 14 days of check-in will be charged a 50% deposit with the remaining balance charged to the card on file 14 days before check-in. If the remaining balance cannot be charged to the card on file due to the card being declined, the reservation will be put on hold for 48 hours and a delinquency communication will be sent to the email on file for the reservation. If at the end of the 48 hour hold period, the payment has not been received, the reservation will be released and the deposit will be forfeited to the Woods Inn 1894, LLC. If the deposit is within the 14 day cancellation window it is not eligible to be refunded to an e-gift card, or for credit.
  3. Any concerns or issues with accommodations during a guests stay must be brought to the attention of Management and/or Ownership prior to guest check-out. This provides the Woods Inn 1894, LLC an opportunity to address concerns during a stay. If a concern or issue is not brought to our attention we prohibit the signee and anyone in their party from posting negative sentiment publicly on any form of social media in regards to Woods Inn 1894, LLC, DBA ‘The Woods Inn” or its likeness. 
  4. Early check-in or late check out may be arranged based on availability for an additional $25.00 fee (per room if multiple rooms are rented). Early check-in is defined as seeking early entry to your room 2:59 PM EST or before. Early check-in will not be before 1PM EST. Late check-out is defined as a room still occupied with guests and/or their belongings after 10:59 AM EST. Late check-out will not be after 12PM EST. *Times may vary based on availability.  
  5. Use of tobacco products and vaping is strictly prohibited on The Woods Inn grounds. Any use of tobacco or vaping products within the Inn’s rooms, tents, or cabin, will be subject to an additional cleaning fee. 
  6. Pet friendly ground floor units; rooms 100 Holl’s Hollow and 800 Hess Retreat are fully handicap accessible and dog friendly. Dogs are also welcome in all our guide tents, and Lakeview cabin, there is a $50 charge per dog, (up to two dogs). Dogs are also welcome in the Laughing Loon Tavern and game room on the ground floor. Refunds will not be issued in any form for booking a non-pet friendly room while traveling with a pet. It is your responsibility to make other arrangements for your pet. If traveling with a pet you agree to the terms in our ‘Pet Agreement.’ 
  7. Unit/Room Damage (to both real and tangible Woods Inn 1894, LLC. property) will result in a monetary charge to the guests unit/room in which the damage is done and the name that the reservation is under will be responsible for the cost incurred to repair or replace the damaged real or tangible property. If the damage to real or tangible property renders the room inhospitable to a new guest reservation, the Woods Inn 1894, LLC will reserve the right to seek monetary compensation for the number of nights the room is offline. 
  8. Check-in: 3:00 PM EST, Check-out: 11:00 AM EST 
  9. Lakeview Cabin and Carriage House units have a minimum two night rental. The Inn was built in an era before elevators were commonplace; we do offer a handicap ramp at the side of the inn that will eliminate a flight of stairs.
    Room access requires climbing one to three flights of stairs.
    Weekends require a two night minimum stay for all accommodations.
    The Woods Inn accommodations don’t have central air conditioning or televisions.

    COVID-19
    In consideration of our stay at The Woods Inn, I, on behalf of myself and all occupants of my rental unit, acknowledge and agree that:
    1) In our travels to and from The Woods Inn and during our stay, there maybe a risk of contracting COVID-19.
    2) We are aware of the New York State Travel Advisories (if applicable) and understand that The Woods Inn is doing everything within its power to adhere to NYS guidelines and keep its stake holders safe as the requirements change day to day.
    3) We knowingly and freely assume all such risk, and hereby release, indemnify, and hold harmless The Woods Inn and its owners/managers with respect to this risk.
    4) I have read this release of liability and assumption of risk agreement, fully understand its terms, and sign it freely and voluntarily without any inducement.

Woods Inn Pet Agreement


o The weight limit for any animal is 50 pounds.

o Only 2 pets are allowed per designated room. Only specific hotel designated rooms are used for guests with pets.

o Owner takes responsibility and assures pet(s) are up to date with flea/tick treatments and all vaccinations.

o In order to assure the availability of a pet friendly guestroom, this pet agreement must be completed prior to check-in. 

o Dogs must only be walked in designated dog walking areas and cleaning up after the pet is the responsibility of the pet owner.

o Pets are not allowed in the restaurants, lounges, lake beach, or any other area not designated as“pet friendly”. 

o When in any designated pet friendly areas, the pet must be on a leash.

o The only areas where pets are permitted without a leash are inside your designated pet friendly guest room.

o A fee of $50 plus tax per pet will be charged to each room occupied by a pet(s). This fee is non-refundable. {$field id=”initials”}

o If your pet(s) disposes of any urine or excrement in a guest room, there will be an additional $125.00 cleaning fee per pet added to your room account. If the room can’t be put back into service due to smell/condition caused by pet, the guest will be responsible for any room night charges, plus tax, while that room remains out-of-order.

o If your pet(s) is left alone in the room, we ask that it is placed in a crate environment.

o Rooms will not be serviced for guests that have pets unless requested by the room owner and the pet(s) will not be present for the cleaning.

Noise Complaints:

o In fairness to our guests, you are fully responsible for our pet’s actions. Should noise from your pet(s) become an issue, our management or security team will contact you to address the situation. If the issue is not addressed, our
management or security department reserves the right to resolve the situation. This may include relocation of your pet to a kennel at owner’s expense or hotel eviction. 

We agree to comply with all pet requirements and will not hold the hotel responsible for any incidents involving our pets. We accept full responsibility for
any damages to the room or its contents and agree to pay hotel any costs incurred as a result of damages caused by our pet(s).
